What is included in a Home Inspection?

A Home Inspection is a limited visual inspection of the current and readily accessible areas of the property.  The inspector will provide a comprehensive report of any deficiencies of areas deemed to be unsafe, hazardous, or any systems noted to be in need of repair or end of service life.  This is an opinion only inspection and is intended to educate the homebuyer with a better understanding of the current condition of the property.  The following will be part of the inspection: Exterior, Roof, Foundation, Plumbing, Heating/AC, Electrical, Interior, Garage/Carport, Kitchen, Bedrooms, and Bathrooms. This inspection is in NO WAY intended to be a guarantee, warranty, or reflect the value of the property. 

*This is not a pass or fail inspection.  It is solely for the education of the homebuyer so they are able to make an informed decision.

Why is a Home Inspection Important?

* Can help prevent buying a property that has surprise/hidden issues

*The inspector can educate the homebuyer about any defects or any component or system that may need expensive repairs or replacement in the near future.

*Peace of mind on your investment.

What an inspection cannot do!

Keep in mind that although an inspection will give you a good overview of the condition of the property, the inspection cannot reveal everything such as things behind walls, under carpets, underground/buried utilities, etc. 

Remember, unless you are buying a brand new house, there are bound to be some issues. The inspector looks for current and active deficiencies but cannot predict or guarantee any issues that may arise a few days, weeks, or months from the inspection or closing.
